What is a DSCR loan in Texas?

A Texas DSCR loan is business-purpose financing for non-owner-occupied investment property, evaluated primarily by comparing rental income with the property’s debt payments. Loan Daddy LLC is a mortgage broker, not a lender, and helps investors compare wholesale lender programs. Eligibility depends on the property, borrower profile, and lender guidelines.

Why investors use us

Why work with a Texas DSCR mortgage broker?

The property qualifies, not your tax return

DSCR programs size the loan on rent versus the full payment. Self-employed, heavily written-off, or already holding a stack of mortgages? The rental can still carry the deal.

We shop it so you do not have to

We are a broker. We take one clean scenario to multiple wholesale lenders and bring back the options that actually fit — instead of you filling out five applications.

We know what Texas does to the math

High property tax, appraisal districts that reprice after a sale, hail in the north, windstorm on the coast. We put those in the payment before a lender ever sees the file.

How it works

How does a Texas DSCR loan move from scenario to closing?

No mystery process. Here is what happens after you send us a deal.

  1. Send the scenario

Address, rent, price or value, and what you are trying to do. Five minutes, no credit pull to start.

  2. We run the real payment

Taxes from the parcel, an insurance estimate, HOA, and the ratio. If it does not pencil, we say so.

  3. We shop wholesale lenders

We match the deal to programs whose guidelines fit, then lay out the trade-offs side by side.

  4. You pick, we steer to closing

The lender underwrites and funds. We stay in the middle and keep appraisal, title, and insurance moving.

Texas market snapshot

How do Texas markets affect a rental’s DSCR?

The same rent can produce a very different DSCR in Houston than in El Paso once local taxes, insurance, and HOA dues land in the payment. Here is what we watch first in each.

Houston

Flood zones

Check the FEMA flood map and the property’s flood history before you write an offer.

Dallas-Fort Worth

Hail and roof age

A newer roof can help with insurance availability and premium.

San Antonio

STR permits

Short-term rental income only helps if the property can legally operate as one.

Straight answers

Questions Texas investors ask us first

What is a DSCR loan?

A DSCR (debt service coverage ratio) loan is a business-purpose mortgage on non-owner-occupied rental property. Lenders qualify it primarily on whether the property’s rent covers its full monthly payment — principal, interest, taxes, insurance, and HOA dues — rather than on your personal income.

How is DSCR calculated?

Divide the property’s monthly rent by its total monthly payment (PITIA). Rent of $2,400 against a $2,000 payment is a 1.20 DSCR. Our calculator does the math with the rate you enter; lenders run their own figures in underwriting.

What DSCR do I need to qualify?

It depends on the lender. Many programs look for 1.0 or higher, some want more cushion, and some consider lower ratios with compensating strengths such as more equity or reserves. We match your deal to lenders whose guidelines fit it.

Do I need tax returns or pay stubs?

Typically not for income. DSCR programs focus on the property’s cash flow. Expect lenders to review credit, bank statements for down payment and reserves, and entity documents if you close in an LLC.

Can I live in the property?

No. We arrange business-purpose loans for non-owner-occupied investment property only. If you or a family member will live in the home, including one unit of a multifamily, it is not eligible.
