DSCR calculator
Run the ratio before you run to a lender
Plug in the rent and the real expenses — the Texas tax bill, your insurance quote, flood or windstorm if it applies — plus the loan amount and a rate you enter. You get the ratio and what it generally means.
Your DSCR
—
Enter monthly rent, loan amount, an interest rate to see your ratio.
Educational estimate only, using the rate you entered. This is not a rate quote, loan offer, or commitment to lend. Lenders calculate DSCR with their own rent and expense figures, and terms are subject to underwriting.
How the math works
DSCR = monthly rent ÷ monthly PITIA. PITIA is principal and interest plus one-twelfth of the annual property tax, insurance, and any flood or windstorm premium, plus monthly HOA dues. A 1.00 means the rent exactly covers the payment.
Why we leave the rate blank
Rates on DSCR loans depend on the lender, your credit, the ratio itself, the loan amount, the prepayment structure, and the market on the day you lock. Any number we filled in would be a guess dressed up as an offer. Enter a rate you have been quoted or want to test, and change it to see how sensitive your deal is.
Texas inputs worth getting right
- Property tax: use the actual parcel’s tax statement, and remember rentals get no homestead cap. A recent sale can lead to a higher appraised value next year. See our appraisal protest guide.
- Insurance: get a real quote. Roof age, hail exposure, and coastal windstorm requirements move premiums a lot. See Texas taxes & insurance.
- Rent: lenders may use the lease, the appraiser’s market rent, or the lower of the two. Be conservative. More in how DSCR is calculated.
