Texas DSCR loans, qualified on what the property earns

A DSCR loan sizes the deal on the rent and the payment, not on your W-2s, tax returns, or debt-to-income ratio. We are a broker: we take your Texas rental to wholesale lenders that write these programs and bring back the options worth your time.

Quick answer

A DSCR (debt service coverage ratio) loan is a business-purpose mortgage for non-owner-occupied rental property. Lenders divide the property’s monthly rent by its full monthly payment — principal, interest, taxes, insurance, and HOA — and use that ratio, along with credit, equity, and reserves, to decide whether the deal works.

Who this fits

  • Self-employed investors whose tax returns understate what they actually make
  • Investors who already own several rentals and have run out of room on agency-style loans
  • Buyers closing in an LLC rather than in their personal name
  • Anyone who would rather the property carry itself than have a lender pick apart a personal budget

How a DSCR loan actually gets underwritten

Most investment mortgages start with you: your income, your tax returns, your debt-to-income ratio. A DSCR loan flips the order. The first question a lender asks is whether the property pays its own way. Rent goes on top, the full housing payment goes on the bottom, and the result is the ratio the program is built around.

Rent usually comes from a signed lease, the appraiser’s market rent schedule, or both. Lenders differ on which they use and when — some take the lower of the two, some allow the lease if it is seasoned, and some lean entirely on market rent for vacant properties. That difference alone can move a deal from tight to comfortable, which is one reason shopping more than one lender matters.

Credit, down payment or equity, and cash reserves still count. A DSCR loan is not a no-questions loan; it simply moves the spotlight from your paycheck to the property.

Why we broker instead of lend

DSCR programs vary wildly from one wholesale lender to the next — minimum ratios, how they treat short-term rental income, LLC requirements, prepayment structures, reserve rules, property-type restrictions. No single lender is the best fit for every Texas deal.

As a broker, our job is to know those differences and match your property and goals to the lenders most likely to say yes on terms you can live with. We do not fund loans, and we do not pretend to. The lender you close with underwrites and funds the loan; we arrange it and stay in the middle until it closes.

Structures you will see

Wholesale DSCR programs commonly offer fixed terms, adjustable structures, and in some cases interest-only periods that can improve the ratio on a thin deal. Many include a prepayment penalty that steps down over a few years — and many let you trade that penalty for different pricing. We will lay out the trade-offs plainly so you pick on purpose, not by default.

  • Purchase, rate-and-term refinance, and cash-out refinance
  • Single-family, 2-4 units, townhomes and condos (lender-dependent), and some short-term rentals
  • Individual or LLC vesting, typically with a personal guaranty
  • Single-property loans or portfolio/blanket structures for larger holders

The Texas angle. Texas has no state income tax, and local governments lean hard on property tax instead. That bill sits right in the denominator of your DSCR. A rental that looks great on rent alone can get squeezed once the escrow for taxes and insurance is added — so we run the full payment before we ever call a lender.

Common questions

Do I need to show tax returns for a DSCR loan?

Generally no. DSCR programs qualify the loan on the property’s rental income versus its payment rather than on your personal income documentation. Lenders will still review credit, assets, and reserves.

Can I live in a property financed with a DSCR loan?

No. DSCR loans are business-purpose loans for non-owner-occupied investment property. If you or your family will live in the home, it is not a fit and we cannot help with it.

What DSCR ratio do lenders want?

It depends on the lender and the program. Many look for a ratio at or above 1.0, some prefer more cushion, and a few will consider deals below 1.0 with stronger credit or more equity. We match the deal to the lender rather than the other way around.

Program availability, eligibility, and terms vary by lender and are subject to underwriting and lender/investor approval. Business-purpose, non-owner-occupied investment property only.
